- Electricity, billed by CFE directly to the tenant. Air conditioning in a Tulum summer is the largest single variable in a household budget here, and metering it honestly is fairer to both sides than folding an average into the rent.

Why Aldea Zama and not La Veleta
Aldea Zama sits between Tulum town and the beach road, on paved, lit streets behind a gate. The beach is 2.5 km away and the beach clubs about ten minutes by bike; Gran Cenote is a ten-minute drive and the ruins about twelve. Restaurants, shops and a supermarket are within walking distance. La Veleta has the larger nomad scene and cheaper rents, and it is roughly an hour on foot from the sea — which is why people who have lived in both keep recommending this side.
